This stunning building—designed to be in the top one percent of office buildings nationally in energy efficiency—will house the Washington State Patrol offices, a portion of the Office of Financial Management, with additional space for other legislative agencies. PSF was the mechanical subcontractor on the project and provided design assistance to WSP, Engineer of Record, to assist in finding efficiencies in fabrication and installation. Other team members include ZGF Architects and Sellen Construction. PSF will have staff on-site for one year to oversee the measurement and verification of systems performance.

The building utilizes geothermal loops, a heat recovery chiller, and high-efficiency boilers for hydronic heating and cooling with DOAS-style 4-pipe terminal units feeding 100% outside air to each zone. All skids for the close-fitting mechanical room were pre-fabricated in PSF’s shops and arrived at the construction site on a just-in-time delivery schedule. This resulted in the need for very little laydown space at the site, and fabrication and assembly of the equipment was done in a highly controlled and safe environment.
